Maintenance Foreman - The Management Trust - Indio, CA

JOB TITLE: MAINTENANCE FOREMAN – Rancho Casa Blanca

POSITION REPORTS TO: Operations Director


POSITION STATUS: Hourly/Non-exempt

RESPONSIBLE TO: Receives direction from the Operations Director and in his absence, the General Manager.


HOURS: Full time 40 hours per week. Actual hours and workdays may vary depending upon the demands of the season. Employee may be required to respond to emergency situations after hours which pertain to his or her area of expertise 24 hours per day, seven days per week.


PAY RANGE: To be determined.


QUALIFICATIONS AND SKILLS REQUIRED: Must have extensive experience in the operation of all types of maintenance equipment. Must have experience and skill in general electrical, plumbing, heating and air conditioning, painting, drywall, stucco and other maintenance and construction trades. Must have experience as a team leader or supervisor of a maintenance crew in a position of responsibility. Must exhibit the ability to lead with knowledge, responsibility and a concern for both the job to be done and the staff being supervised. Must be able to communicate with staff, supervisors and owners in a clear, intelligent manner. Bilingual is preferred but not required. Must possess and maintain a valid California Driver’s License and a clean DMV record.


GENERAL FUNCTION OF POSITION: Work closely with the Operations Director to coordinate work efforts required to accomplish the mission to maintain all facilities in the best condition possible. The Maintenance Foreman position is a working position with emphasis on general maintenance expertise. Instruct, direct and motivate all employees in the maintenance department, i.e., general maintenance, pool and spa maintenance and janitorial services. Conduct yearly performance evaluations for all employees under his or her supervision. Constantly instruct employees in methods to improve their performance and quality of work.


ESSENTIAL DUTIES:
1.Be proficient and knowledgeable in all areas outlined in the job descriptions for Maintenance Technician, Pool and Spa Maintenance and Janitorial.


  • Be a teacher – assist employees in becoming more productive and proficient with the equipment that they are assigned to operate and in the job assignments that they receive. Constantly observe and evaluate individual performance. Take corrective measures when you observe practices that are ineffective or dangerous.

  • Be a leader – build a more effective crew by giving clear directions and instructions as to the job to be accomplished. Be sure to explain what is expected so that everyone is able to understand. Allow employees to ask questions.

  • Be a good example – your own good work habits will influence other employees to improve. Wear a clean uniform daily and stick to the task which have set out to accomplish, be friendly but firm. Show confidence in what you are doing. Do not show favoritism toward any employee, treat all the same.

  • Motivate your employees to take pride in the job that they do and in their accomplishments. Build morale with compliments when they are earned and with guidance when it is needed.

  • Work closely with the Operations Director to establish goals and daily objectives. Be certain that you clearly understand what is expected and the schedule in which it is to be accomplished.

  • Be thoroughly familiar with all safety equipment that is available for use. Make sure that adequate supplies of various forms of safety equipment are on hand for use by employees. Keep up to date on any new products which may be introduced that will permit the job to be done with more safety, comfort or convenience. Discuss safety concerns with the Operations Director

  • Insure that all employees use all safety equipment that pertains to the job they have been assigned. Make periodic visual inspections of employees at work. Check for eye and hearing protection. Verify that gloves are being used when necessary.

  • Inspect all equipment in use to be certain that it is operating properly and has all safeguards properly attached and in use. Deadline any equipment that is not working properly or which has safety features disabled, removed or bypassed.

  • Check to see that employees take breaks at proper intervals. This is more important in warmer weather. Additional breaks may be necessary and it is your responsibility to see that precautions are taken. Check to see that fluids are available to all employees and that they are drinking enough to keep from suffering dehydration and heat related illnesses.

  • Cause a report to be made of any injury or illness that may occur on the job. Immediately report any injury or illness to the Operations Director or to the General Manager in the absence of the Operations Director. See that the employee is properly treated and that he or she receives necessary medical attention where it is indicated.

  • Give all employees a safety check and operation check when they are to begin using any equipment with which they are not experienced. Make sure that they understand the basic function of the equipment, the safety concerns, the safety equipment to be used with it, and the proper way to use it on the job. They also need to know how to

maintain the equipment. Do not release an employee to use the equipment until you are satisfied that he or she is completely capable of operating it safely.


  • Be observant for potential problems in all maintenance and housekeeping areas and take corrective measures when you observe deficiencies. Your efforts must always be directed toward attaining perfection in the total facility.

  • Recommend methods to improve the efficiency and quality of operations in the maintenance department. This type of activity should be discussed with the Operations Director on a regular basis.

  • Maintain records and documentation of all employee discipline or commendations for superior performance. Constant documentation is required in order to properly and fairly complete performance evaluations.

  • Treat all with whom you come in contact with the same respect that you expect for yourself. This includes employees, supervisors, management and owners, guests and renters. Your contact will be greater than most anyone else in maintenance and people will form their impression of the entire department from the manner in which you treat them.

  • Employee shall dress in the uniform prescribed. Uniform is to be kept in top condition and always neat and clean.

  • Assist the Operations Director in any way possible. Fill in for the Landscape Foreman in his absence.

  • Participate in periodic training and instructional sessions which will enhance the ability, safety and effectiveness of the employee. Strive to improve and perfect your maintenance skills as well as your supervisory ability.

  • Perform additional duties as may be assigned by the Operations Director or General Manager.
